Roof Inspection / Evaluation Surveys

• Visual inspection of the existing roof system, flashings, and related building components.
• Photographic record of existing conditions with commentary.
• Investigation of leaks with analysis of moisture entry points.
• Observation of roof drainage characteristics and systems.
• Review of roof system history including installation date, performance, and maintenance.
• Report on roof inspection with recommendations for repair or replacement with cost estimates.

Design and Construction Administration

• Development of construction drawings and specifications for roof repair or replacement.
• Negotiations with or solicitation of bids from reputable and licensed roofing contractors.
• Mandatory pre-bid meetings with solicited bidders to review specific project requirements.
• Assist with receiving and evaluating Contractors bid proposals.
• Preparation of construction contracts.
• Coordination of the project to include a pre-construction conference to establish contractor scheduling, key personnel, material/equipment storage, and closeout procedures.
• Administration of the construction contract to include shop drawing and submittal review, observation/reporting on construction progress, pay application review/approval, final inspection walkthrough with report, follow-up construction deficiencies before final acceptance and closeout.

Roof Asset Management

• Survey of existing roof systems to determine square footage, life expectancy, warranty coverage, and immediate needs.
• Instruction of maintenance personnel in preventative maintenance techniques to increase the serviceable life of existing roof systems, including proper repair procedures, roof drainage solutions, roof leak reporting, controlled roof access, and follow-up inspections.
• Assist in record keeping of collected information to utilize in managing a roofing program.
